New Roof Installation, Roof Removal and Tear-Off Examples in New Jersey

This historic home built around 200 years ago in Cranbury NJ, needed a new roof. The owners wanted a new cedar shake roof. This very expensive roof should be in place for the next 70 or 80 years. The owners had to be very careful who they chose for this project. We removed the old slate roof over woodshake. Installed all new 1×4 pine horizontal boards. Roofing felt is installed in between each row. All new shakes are spaced correctly to allow for expansion. Another beautiful job by John Asch Contracting.

After we removed all the existing spanish tile on the front lower porch, we came across all types of rotted wood decking and rafters. We rebuilt new rafters, using all pressure treated material, new plywood decking and 2 layers of ice and water shield because of the long expected life of the new spanish tile roof. All the corner edges of the tiles are cut with a special wet saw and when the final tile ridge caps are installed, they must be set in wet concrete. Normally, you can expect approximately 80 to 90 years from the new tile roof it is installed on a good pitch as the upper portion of the house. However, this front porch with its lower slope will only last 60 to 70 years.

This house on the historical register in Cranbury, NJ needed a lot of work. We tore off the roof. Replaced rotted plywood. Fixed carpentry mistakes left there by the last contractors. Installed two new roof fans/six roof vents. Installed Karnak 220 emulsion over the existing copper built in gutters & on the 1st floor low sloped roofs.

This particular house had orange flat terra cotta tiles which were constantly leaking. After a few years of my company repairing these tiles with new leaks appearing in other locations, the homeowner opted to tear off this roof and install a 30 year Tamko dimensional roof. We also installed new aluminum coil around the windows and new vinyl soffit (see last photo).

Removed old roofing & installed a Tamko Dimensional roof on most of the house. Installed four new Velux fixed skylights. Two new Pro-3 roof fans. There was an approximate 15ft x 15ft flat roof on the house not visible from the ground. This had to be changed to a ” Low-sloped” roof so we could install a glue down rubber roof & Guarantee against future leaks. New rafters/plywood was installed. Then a full coat of ice & water shield before the final glue down roof.

While installing a new roof in Skillman, NJ. On Hillside Terr. We discovered most of the house had bad plywood due to improper installation of insulation ¬t enough ventilation. Installing all new plywood, 50 year Owens Corning roof with a 20 year guarantee. Six new Velux skylights all with a 10 year guarantee.

The old roof on this house was put together a little at a time, all wrong. We completely tore it up, added rafters and fixed rotted plywood. We installed new flashings underneath vinyl siding. Install Ice & Water shield. Install a glue down rubber roof. New aluminum edgings. The final product comes with a 10 year guarantee.

As you can see by the photos, this homeowner has multiple skylights which were leaking. Also, the home had severe algae and moss problems and in some areas, this moss was an inch thick. My crew tore off the entire roof down to the existing plywood sheathing and installed ice and water shield on top of the newly repaired plywood on the entire house. We then installed all new Velux skylights and an algae resistant Tamko dimensional roof to prevent the return of algae.
